- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 5,601 RSF (YIELDING AT LEAST 4,871 ANSI/BOMA OFFICE AREA SQUARE FEET) OF CONTIGUOUS ONE LEVEL OFFICE SPACE AND ONE PARKING SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for Fire/Life Safety, handicapped access in accordance with ADA / ABAAS guidelines, and those requirements to be set forth in the “Solicitation for Offers” (SFO) to be issued for this lease action. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If space is not available on the first floor then space shall be served by a minimum of two elevator cabs. Space shall be ready for occupancy no later than September 1, 2009. The proposed site must also be able to offer one parking space on-site. LEASE TERM: Ten (10) years, seven (7) years firm. DELINEATED AREA: Within the city of Danbury, Connecticut further delineated by the following: Intersection of West Street and Park Avenue in the north; follow Park Avenue south becoming Miry Brook Road onto Ridgebury Road in the south; Ridgebury Road intersects with Saw Mill Road in the west; follow Saw Mill Road heading north to the intersection with Lake Avenue. INFORMATION REQUIRED: EXPRESSIONS OF INTEREST SHOULD BE MADE TO THE AUTHORIZED CONTACTS NOTED BELOW NO LATER THAN MAY 23, 2008. PRIOR TO ANY SITE VISIT TO THE OFFERED SPACE, THE OFFEROR MUST SUBMIT IN WRITING THE FOLLOWING MINIMUM INFORMATION *: 1)Building name and address, and location of space within the building. 2)Legal description 3)Scaled Floor Plan of space to be offered with location designated 4)ANSI/BOMA defined Office Area Square Feet available/to be offered 5)Rentable Square Feet (RSF) available/to be offered 6)Common Area Factor used to Determine the Rentable Square Feet 7)Rental Rate per RSF with inclusions (i.e. Utilities, janitorial, etc) 8)Proposed Tenant build-out allowance 9)Number of parking spaces available on the premises. 10)Name, address, telephone, and email address of individual to be contacted. *additional information may be required by the Authorized contact prior to visit. AUTHORIZED PARTICIPANTS: Submission by other than the Owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where an Agent/Broker is representing more than one Owner’s property, the Agent/Broker must provide a written statement signed by each Owner acknowledging that they are aware the Agent represents multiple Offerors. Agents/Brokers are hereby notified that they may only participate in negotiations on behalf of one owner.
