- REQUIREMENT: The United States Government seeks to lease approximately 8,617 Rentable Square Feet of space to yield between 7,493 and 8,242 Usable Square Feet (USF) of space. Site must be located outside the 100-year flood plain. Space must be contiguous and located on the second (2nd) floor or above. For proposals of new construction, a 50-foot stand-off distance shall be provided from the property line to the façade of the building. For proposals of space in existing buildings, a 20-foot stand-off distance shall be provided from the property line to the façade of the building. First (1st) floor will be considered if no other space is available or deemed appropriate by agency, however second floor or higher is preferred/required. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. DELINEATED AREA: The space will be located within the following delineated area: Starting at the intersection of Hall Road and Hayes Road; East on Hall Road to Romeo Plank; South on Romeo Plank to Clinton River Road; Southwest on Clinton River Road to Garfield Road; South on Garfield Road to 16 Mile Road; West on 16 Mile Road to Utica Road; Northwest on Utica Road to Hayes Road; North on Hayes Road to Hall Road. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Eleven (11) parking spaces are required, with the ability to provide an additional four (4) parking spaces over the lease term. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
