- Description
- The United States Government seeks to lease office space consisting of approximately 55,000 rentable square feet. The space must be within the following delineated area: SOUTH - Long Island Expressway (Route 495) at Queens Midtown tunnel to Queens Boulevard, Queens Boulevard east to Van Wyck Expressway, Van Wyck Expressway south to the Belt Parkway; EAST - Belt Parkway East to the Laurelton Parkway north to the Cross Island Parkway; NORTH - Cross Island Parkway northwest to the Whitestone Expressway, Whitestone Expressway west to the Grand Central Parkway, Grand Central Parkway west to Astoria Boulevard; WEST - Astoria Boulevard west to Vernon Boulevard, Vernon Boulevard south to the Long Island Expressway. The space should yield a minimum of 41,130 BOMA office area square feet to a maximum of 45,243 BOMA office area square feet. A minimum of Twenty Thousand (20,000) BOMA Office Area square feet of space must be located on the first floor. A total of 5 reserved parking spaces is also required. The proposed lease term is for 15 years, cancellable by the government after the initial 10 years upon 120 days written notice, and must be fully serviced. Occupancy is required two hundred ninety (290) working days from the date of lease award. Space on the first floor is preferred. Offered space must be on contiguous floors and shall not exceed three (3) floors. Space offered in a build-to-suit building will need to have a twenty (20) foot set-back on all sides of the building. The offered space must meet government requirements for Fire Safety and Handicapped Accessibility. Expressions of interest should include: 1.Building Name and Address 2.Rentable square feet and rental rate per square foot 3.Method of measurement used to determine rentable square feet 4.Common area factor(s) for available space by floor, if applicable Submissions by other than the owner or manager of a property must be accompanied by a Letter of Authorization from the owner granting permission to make a general offering of the space.
