- Description
- This is a combined synopsis/solicitation for commercial items prepared in accordance with the format in Subpart 12.6, as supplemented with additional information included in this notice. This announcement constitutes the only solicitation; proposals are being requested and a written solicitation will not be issued. STATEMENT OF WORK: A lease of approximately 115,000 to 200,000 square feet of warehouse space along with exterior parking spaces for 150 vehicles located within a 30 mile radius of Bluegrass Station, Avon, KY (central Kentucky). Requirement is for approximately 3,100 square feet of primary office area, 30,000 square feet of general storage, approximately 120,000 square feet of warehouse storage, 1,000 square feet of food service area (kitchenette), 2,000 square feet of conference room/training area. Total personnel are 20 office staff, 60 warehouse staff. Require sufficient restroom facilities, a minimum of three truck loading docks with levelers, two 14 foot x 14 foot drive-in overhead doors, and four 10 foot x 10 foot rail doors overhead. Desirable features are fence around the building, nearby rail service/siding and a T-1 line. Utilities include electric (3 phase volts 277/480, amps 800), natural gas, water and sewer, ESFR sprinkler system, security (ADT/burglar alarm/sprinkler system). Utility charges and insurance on the building will be the responsibility of the property owner/lessor. Zoning I-1 light industrial, ceiling 20-25 feet high, floor 6 inches reinforced concrete and bay size 30 foot x 30 foot minimum. Space must be outside of a flood plain, easily located from a major street or highway. All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes on-site parking for up to 150 vehicles, janitorial and pest control services are to be included in proposals. Lease will be for one year with four on-year options to renew wit the Government having cancellation privileges in whole or in part at any time on or after the first year with 60 days advance written notice. Occupancy is required no later than 1 July 2008. Payments will be made monthly thru the Defense Finance Accounting Service, deposited electronically to the lessors bank account. Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. After closing, an on-site visit will be made to all offerings. Selection of property will be based on best value to the government. Successful bidder must be registered in Central Contractor Registration (www.ccr.gov) prior to award of the contract.
