- REQUIREMENT: The U.S. Government is interested in leasing approximately 2,508 rentable square feet of office space. The rentable space shall yield a minimum of 2,181 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The building offered must be Class ?A? professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -Location should be accessible to major highways and state roads, and available to public transportation -A variety of fast food and eat in restaurants, retail shops, banks, cleaners and hospitals should be approximately 2 blocks from Building. -The amount of parking on site must meet the minimum local code. Parking within a 2,000 foot radius shall be available to service 9 employees. -Building must provide safe drinking water in compliance with safe drinking water act, federal and local laws. -The Lessor shall be able to provide emergency portable water supply for two (2) to four (4) days, and emergency electrical back up power with the capability to sustain full office operations for seven (7) working days. -The Lessor shall permit installation of a perimeter Intrusion Detection System (IDS) to be operated and maintained by the government. -The offered space must be on fiber optic loop back to the telephone company central office, furthermore the space must accommodate raised flooring for a server room. - Basement or below grade space is unacceptable. Space offer should be no longer than twice as long as it is wide. A minimum width and column spacing of 25 feet is preferred. DELINEATED AREA: Northern Boundary: Starting at intersection of Road #123 and State Highway #9 and continuing along connectivity with Rd. #10. Southern Boundary: Starting at State Highway #52 and connecting to intersection of Principal Road #2. Eastern Boundary: Starting at intersection of Highway # 10 along continuing State Highway #52. Western Boundary: Starting at intersection of Principal Road #2 and continuing Ramal #2 Highway and connecting to Road #123. LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year. OCCUPANCY DATE: Space must ready for occupancy and delivered to the Government by November 16, 2007. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MAY 9, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans, if available. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
