Description
U.S. GOVERNMENT SEEKS TO LEASE SPACE IN GRAND FORKS, NORTH DAKOTA REQUIREMENT: The General Services Administration is interested in leasing approximately 34,176 rentable square feet, which will yield 29,718 usable square feet of office space. The space will be occupied by the Department of Homeland Security, Customs and Border Protection. LEASE TERM: 20 years, 10 years firm term. UNIQUE REQUIREMENTS: Facility shall be located on not less than 10 acres of land. Site shall be fenced with gates at all entry points. A single block of contiguous space yielding the appropriate square footage is required. A single story facility is preferred. There must be a minimum of 100 feet between agency facilities and adjacent property or right of ways. Twenty five (25) parking spaces located in an enclosed, attached, heated garage are required. Fifty (50) additional outside employee parking spaces are required. A minimum of five (5) outside public parking spaces shall be required in an area separate from the employee parking. This facility requires a sallyport for vehicular access to the building. Site shall also include a vehicle wash bay, a garage for equipment such as ATVs and snowmobiles, a helicopter landing pad and dog kennels. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Buildings listed on the National Register of Historic Places, potentially eligible for the National Register within a Historic District are encouraged to offer. Space must be fully handicapped accessible. A build-to-suit shall be considered. LOCATION: Offered properties must be located in the area detailed below. The following is a description of the delineated area based on 4 GPS coordinate locations. The area to be considered lies within these boundaries in Grand Forks, North Dakota. Point # 1 N 47? 52.499' W 97? 05.279' Point #2 N 47? 52.501' W 97? 07.872' Point #3 N 47? 53.813' W 97? 07.876' Point #4 N 47? 53.804' W 97? 05.550' Beginning at the intersection of 47th Ave South and 42nd Street South (point #1) traveling west on 47th Ave South for a distance of approximately 2 miles to the intersection of 47th Ave South and 69th Street South (point #2). At point #2, turn north on 69th Street South and travel approximately 1.5 miles to point #3 that is located ? mile north of 32nd Ave. South on 69th Street South. From Point #3 the boundary will be ? mile north of 32nd Ave. South and parallel 32nd Ave South until it reaches Interstate I-29 at point #4. This includes the area that is on the north side of 32nd Ave South. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Name and address of building or site. 2) Legal description 3) One-eighth inch scale drawing of space offered or site plan. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
