Description
The United States Government seeks to lease office space consisting of approximately 6,500-6,700 rentable square feet in Buffalo, NY within the following delineated area: Space must be located within the area bounded by or fronting on the following: North: Forest Avenue East: Delaware Ave. to W. Delavan Ave. to Elmwood Ave. to North St. to Park St. to Allen St. to State Hwy. 384 to W. Chippewa St. to Franklin St. to W. Huron St. to Pearl St. to W. Mohawk St. to State Hwy. 5 to Clinton St. to Ellicott St. to William St. to Michigan Ave. (Harriet Tubman Way) to Swan St. (State Hwy. 16) to Emslie St. to Meteor Alley to Bond St. to N. Division St. to Emslie St. to E. Eagle St. to Smith St. to Pink St. to Montgomery St. to Howard St. to Congressional District Boundary 27/28 to William St. to Thomas St. to Howard St. to Metcalfe St. to William St. to Bailey Ave. (US Hwy. 62) South: South Park Ave. West: State Hwy. 5 (Buffalo Skwy.) to I-190 The space is required for 24-28 months firm commencing September 1, 2008. Fully serviced leases are sought. The space should yield a minimum of 5,649 and a maximum of 5,793 ANSI/BOMA usable square feet. Reserved Parking is required for three (3) vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous one floor space located on ground floor or first floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): ? Building name/address ? Legal property description, recent survey, and property identification numbers (PIN) ? Location of space in the building and date it will be available ? One-eighth inch scale drawing of space offered ? ANSI/BOMA defined office area/useable square feet (USF) ? Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included ? Common Area Factor used to determine the RSF ? Name, address, telephone number, and email address of authorized contact ? In cases where an agent is representing multiple ownership entities, written acknowledgement, and ? permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Mr. Douglas Levine.
