Description
U.S. Government seeks to lease approximately 11,500 RSF (yielding at least 10,000 ANSI/BOMA Office Area Square Feet) of office and warehouse space for a single tenant building in Pittsburgh, PA. New construction, build-to-suits, and land sites will be considered. Offered land sites must be properly zoned or capable of being re-zoned for office/warehouse use. Any offered site must have the ability to house a single 1-story structure that yields the required square footage for the Government AND have a minimum of 50-foot setbacks on all sides of the structure to public roadways or buildings, and a minimum of 20-foot setbacks from a surface parking lot on the site to any public roadway or building. The surface parking lot must be able to accommodate at least 40 vehicles. The Government seeks to occupy the space no later than October 1, 2009. LEASE TERM: Ten (10) Years firm term DELINEATED AREA: PITTSBURGH, PA as outlined below (Map available and posted as separate file): Begin at intersection of Rt 65 and Elizabeth Ave (in northwest corner of diagram). Proceed northeast on Elizabeth Ave, make slight right at the intersection with Lincoln Ave; make a left at intersection with Union Ave heading northeast on Union Ave. At intersection with I-279 make a right and proceed southeast on I-279. At intersection with McKnight Rd make a left and travel northeast on McKnight Rd. At the intersection of McKnight Rd and Babcock Blvd make a right onto Babcock Blvd, which becomes Evergreen rd/North Ave. Continue southeast on North Ave. At the intersection with Seavey Rd, make a left onto Seavey Rd which becomes Parker St; continue east on Parker St. At the intersection with Rt 28/Alleghenny Expressway proceed along Rt 28; make a right onto Rt 8 and proceed across 62nd St bridge. After crossing the 62nd St Bridge make a right onto Butler St and proceed southwest. Make a left at the intersection of Butler St and 40th St; proceed southeast. Make a left onto liberty Ave. Make a right onto Bloomfield Bridge; make a slight right onto Bigelow Blvd heading south west. At the intersection of Bigelow Blvd and I-579 make a left heading north and proceed across the Allegheny River. Proceed west along the Allegheny/Ohio river until the point at which the three rivers meet. Proceed south crossing the river(s) to the south bank, to the intersection of I-279 and Rt 837. At the intersection of I-279 and Rt 837 proceed west on I-279. At the intersection of I-279 and I-79, make a right and proceed north along I-79. At Moon Run, where Lorish Rd is adjacent to I-79 proceed north on Lorish Rd. Continue north as Lorish Rd becomes McKees Rocks Rd and then Middletown Rd. At its intersection with Hackel Rd, make a left and proceed north east on Hackel Rd. Cross Pine Hollow Rd and continue east on McCoy Rd. Turn left heading north on Neville rd. Continue north and cross onto Neville island, make a left onto Grand Ave and continue North East across the Emsworth locks. Proceed south east along the Ohio River bank to original ?begin? point at the intersection of Rt 65 and Elizabeth Ave. Note: this area is within the ?Pittsburgh Pool?, upriver of the Emsworth locks. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 28, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Site plan, location, tax map and total available acreage and proposed acreage. 2) Name, address, telephone number and email address of individual to be contacted 3) Evidence of authority to represent the owner. 4) Number of parking spaces available on the premises. 5) Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
