- This is a combined synopsis/solicitation for commercial items prepared in accordance with the format in Subpart 12.6, as supplemented with additional information included in this notice. This announcement constitutes the only solicitation; proposals are being requested and a written solicitation will not be issued. Housing will be in the form of a one-bedroom apartment. Apartment complex should be located north of Fort Mcpherson, off I-85 between exit number 89 and 101. It should be located in a ga ted community as well as in a low crime area, as evident by police reports for the past five years. All apartments are six-month lease and will include a 30 day military-out clause in the event the mission ends or the soldier is returned from active duty. This clause should allow the termination of the apartment with a 30-day notice without monetary penalty to the government. The contract will include the following: all utilities, local phone service, cable, and house wares (please see attached list for specific items). Square footage requirement are stipulated on accompanying documents. ALL apartments must be located in the same apartment complex. One-bedroom apartments will have a minimum of 500 sq ft of total space. Contract will only invoice and be paid for the exact number of apartments occupied under the terms and conditions of this contract. Vendor must have the cability to process a Government Purchase Card (GPC) for payment. The contract is for the payment of apartments only. Any other charges such as long distant telephone calls, room service, movies, etc., are the sole responsibility of the person or persons occupying the apartment. If a personal credit card is desired for incidental charges that decision is at the direction of the contractor. The government will not be responsible for any payment other than the basic covered under this contract. If apartment complex authorizes pets to be housed in an apartment/facility, the tenant (soldier) will be responsible for the deposit and any damages to property incurred by occupant. Apartments shall meet all local, State, Federal, ANSI, and OSHA regulations, codes and standards that may apply. Rental units shall be structurally sound without health or safety hazards to Residents. Units shall be free of insects and rodent infestations. Rental agency shall insure that adequate control of insect and rodent are in place. Units shall have hot and cold potable running water. Units shall have a minimum of one operable bathroom in good condition with flushable commode, lavatory and shower or tub at all times. Units shall have sanitary and sewage disposal that meet local minimum Health Department codes. Routine maintenance shall be the responsibility of the rental agency. The following adequacy standards are the minimum allowable standards for Government contracted housing for mobilized soldiers. Orders permanently transferring him to another military station, or the Lessee is separated from the U.S. Army, this Lease and everything herein contained shall cease and be void, at the election of the services member, without prejudice to any claim by ei ther party against the other in respect to any antecedent breach of any covenant or condition herein contained. The lessee hereby agrees to vacate the premises no later than the effective date of his change of station or separation, whichever applicable. The Lessee agrees to provide Lessee the following information pursuant to this provision thirty days prior to the effective date: Written notification of his or her intention to vacate the premises and a copy of the official orders requiring change of situation or separation. If, in consequences of this provision, the thirty day notice periods expires during a monthly rental period, the lessee shall be liable only for the pro-rated amount of rent for the period such premises are actually occupied or the thirty day period, which ever, is greater. With respect to any rent paid in advance the Leaser agrees to reimburse he pro-rated amount of rent for the period for which the premises are not occupied within the 30-day notice. The funds shall be reimbursed at the time the security deposit is released in accordance with all of the terms of the Lease Agreement dated___________________.
