Description

UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, CO The Federal Government has a requirement to lease office space consisting of approximately 6613 BOMA rentable square feet for one federal agency. The space must be contiguous on one floor. Rentable space must yield at least 5000 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. The lessor shall provide at least two parking spaces for this agency. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenants will be the Economic Development Administration, a branch of the Department of Commerce. Such space shall be ready for occupancy approximately May 1, 2007. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Denver, CO: North: to the center of 20th Ave; West: to the center of the alley between Lawrence and Larimer; South: to Colfax; and East: to Lincoln Ave. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
