- U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE Omaha, Nebraska The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The government presently occupies, and is seeking interest for 1,247 ANSI/BOMA usable square feet / 1,446 rentable square feet. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. The government will consider relocation only if a move is economically advantageous. The government will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by June 14, 2008. This advertisement is not a basis for negotiation. The government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 1,446 rentable square feet of office space that yields a minimum of 1,247 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 1 reserved structured parking space shall be available on-site for personnel. LOCATION: Offered space must be within the Central Business District of Omaha, Nebraska. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Amenities of retail shops, banks, and restaurants shall be available within walking distance of 3 blocks or less from the building. The building shall be served by a regularly scheduled public transportation service and have public parking within 3 blocks. TERM: The space is required ninety (90) days after receipt of approved government layout drawings. The lease shall be for a term of twelve (12) years, six (6) years firm term with the Government having the right to terminate with ninety (90) days written notice after the initial six (6) year firm term.
