- UNITED STATES GOVERNMENT Seeks to Lease Office Space Las Cruces, NM The United States Government seeks to lease office and related space for use by the Department of Homeland Security, Immigration & Customs Enforcement, Office of Resident Agent in Charge (DHS/ICE/RAC) in Las Cruces, NM. The space should yield a total of 5,516 ANSI BOMA usable square feet (USF) /6,343 rentable square feet (RSF). The proposed lease is a succeeding lease for a three (3) year/two (2) year firm term and should be fully serviced. The delineated area is as follows: N- Lohman Ave./Amador Ave. W- Valley Drive S- University Drive E- US. I-25 Space must be ready for occupancy no later than May 8, 2008. The offered space must be capable of meeting the following requirements: * Government requirements for Fire Safety and Handicapped Accessibility * Must be 1000' from the property line of religious institutions, residential properties, schools (public or private), childcare centers, retirement communities, nursing homes or gas stations The offered space must be able to meet or exceed the following unique requirements: * T- 1 or better capability * NFPA 101 * 5 Reserved Parking spaces * Space requirements: o secured storage area o structurally changed area o conference / training area with STC of 45 or greater o food service area To demonstrate potential for efficient layout, the offeror may be requested to provide a test file layout at the offeror's expense. Buildings that contain asbestos or PCB materials will not be considered. The building must not be located in a flood plain. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): * Building name/address * Location of space in the building and date of availability * ANSI/BOMA defined office area/usable square feet (USF) * Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance * Name, address, telephone number, and email address of authorized contact The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
