Description
The VA desires to lease approximately 15,000 to 17,000 net usable square feet of space in the Oakland, CA area, along with a minimum of sixty (60) parking spaces or more if required by zoning. The space offered will house the VA Northern Alameda County Mental Health & Substance Abuse Clinic. Special consideration will be given for sites on or in close proximity to public transportation. Evidence of proper zoning and city approval shall also be provided. The lease term shall be for five years with additional options to accommodate up to a maximum of ten years. To be considered, offered property must be located within the following delineated area within the cities of Oakland, Alameda and Berkeley, California: The northern boundary shall be University Avenue, in Berkeley; the eastern boundary begins at University Avenue and Oxford Street, continuing along Oxford Street to Bancroft Way, along Bancroft Way to College Avenue, continuing along College Avenue to Ashby Avenue (aka CA-Hwy 13), along CA-Hwy 13 to Interstate Hwy-580 to the intersection of I-580 and 98th Avenue in Oakland; the southern boundary is 98th Avenue in Oakland; the western boundary is defined as the eastern shoreline of the San Francisco Bay continuing from 98th Avenue in Oakland to University Avenue in Berkeley. Offerors must provide evidence that offered properties are outside the 100-year flood plain and contain no wetlands. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant. Interested offerors (owners, developers, brokers, or their legal representatives) should submit information concerning their properties to the following person and address in writing, via e-mail, or via fax not later than 4:00 P.M., PST, August 17, 2007.
