Description
The Government is interested in leasing approximately 10,215 rentable sq.ft. yielding 8,883 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in CHARLOTTE, NC. This space is required no later than NOVEMBER 25, 2008. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located directly on or within the following geographic boundaries: The Central Business District of CHARLOTTE, NC. Unique Requirements Overview: Offers must be for space ideally located for maximum operational needs in a secured quality building of sound, substantial Class A construction and location shall embody a corporate professional office image. Industrial/warehouse locations are not acceptable. Overall dimensions of the space shall accommodate co-located offices of (1,258, 206, 3,449, 2,220, and 1,750 (this office cannot be located on a first floor or top floor) office area sf (usable). Column spacing should be at least 20 feet from any interior walls and from each other and be no more than 2 feet square. Parking spaces identified within a 2 block area to accommodate a ratio of 1 parking space per 250 rentable square feet. Security issues will apply. Government code regulations will apply.
