Description
The Government is interested in leasing approximately 6,845 rentable sq.ft. yielding 5,952 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in ELIZABETH CITY, NC. This space is required no later than MARCH 1, 2008. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: Intersection of Forest Park & Halstead, NW on Halstead to Hughes/Railroad, north to intersection of Elizabeth; EAST: Intersection of Elizabeth and Water south on Water to Shephard, south on Shephard to intersection of Roanoke, SOUTH: Intersection of Forest Park and US17, west to Halstead, west to Halstead, until the intersection of Halstead and Roanoke; WEST: Intersection of Halstead and Forest Park, south on Forest Park to US17. Unique Requirements Overview: Offers must be for contiguous space (preference for first floor space) in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified within a 2 block area to accommodate a ratio of 1 parking space per 175 rentable square foot.
