- Description
- United States Government General Service Administration (Public Buildings Service). The Federal Government has a requirement to lease warehouse space consisting of approximately 35,000 to 40,000 BOMA usable square feet of fully serviced space. The space must be contiguous on one floor. It must be located within one-half mile of the USDA/NFC operations at the NASA Michoud Assembly facilities, New Orleans, LA. The space must have a minimum of two docks with overhead doors for loading and unloading and the building and parking area must be totally fenced and gated. There must be automatic gate openers (card operated or guard operated). Parking area must be secure and well lighted. Space must meet all federal applicable life/fire safety and handicapped accessibility requirements. Space must have an approved complete fire sprinkler and alarm system. (Central office, fire and burglar). If space is shared with other tenants or if leased space is accessible from adjoining non- leased space, the area must be secured by security mesh. Two completely furnished and equipped accessible restrooms meeting code requirements as to size and capability as well as the Architectural Barriers Act Accessibility Standards (ABASS) for those physically disabled. An HVAC system specifically designed for a document storage facility with an integral Energy Management System for automatic control of temperature, humidity and lighting. Space will also meet the requirements specified and required under the ABASS for warehouse space. The entire space will be adequately lighted by fluorescent bulbs. Emergency power and lighting will meet all applicable codes. Exterior walls will be insulated to a minimum level of R-19. Ceilings will be insulated to a minimum level of R-38. Space must be of sturdy construction and built in a style and manner to prevent leakage through the walls or roof. Peak height of not less than 18 feet and eave height of not less than 16 feet. Floor load capacity of at least 130 pounds SF or greater. Docks must include levelers, pumps, and motorized dock doors. Electric capability of not less than 3 phase, 480 volt, 2000 amp service sufficient to support the operations. Multi line communication capability. A minimum of 5 Parking spaces adjacent to the facility and enclosed within the secure area. A space to place a trash compactor with access for the trash removal truck to maneuver. A minimum of 5,000 sq ft of warehouse racks to accommodate standard pallets. Ten (10) year term with five (5) years firm. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address 2. Square footage offered (rentable and usable) 3. Method of Measurement used to determine rentable square feet. 4.
