Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN LAKEWOOD, COLORADO (SFO# 6CO0198) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 51,058 rentable square feet, which will yield approximately 44,398 ANSI/BOMA Office Area square feet for personnel, furnishings, and equipment. The space will be occupied by the Bureau of Reclamation ? Office of Safety (1,700 ANSI/BOMA Office Area square feet), Office of the Solicitor (11,877 ABOASF), US Department of Agriculture - National Appeals Division (5,286 ABOASF), US Department of Agriculture - Animal & Plant Health Inspection Service (2,268 ABOASF), and Fish and Wildlife Service (23,267 ABOASF). LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Offered space for each agency must be contiguous and have potential for efficient layout. All required space must be located within the same building. Space shall be located in a professional office setting. The Government requires a fully serviced lease including eight (8) on-site secured parking spaces and sixty-two (62) on-site surface parking spaces. The building and parking areas should provide acceptable access including adequate turning radius for tractor-trailer rigs and other large vehicles with trailers. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required February1, 2008. LOCATION: Offered properties must be located within the city limits of Lakewood, Colorado. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JUNE 20, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
