Description
REQUIREMENT: The United States Government seeks to lease approximately 4,025 Rentable Square Feet of space to yield 3,500 Usable Square Feet (USF) of space. The site/building must be located outside the 100-year flood plain. Space must be contiguous and located on the second (2nd) floor or above. For proposals of new construction, a 20 foot stand-off distance shall be provided from defended perimeter to the facade of the building to house the tenant. The defended perimeter shall be measured as the distance from the building to the boundary protected by bollards, planters, or other barriers approved by the tenant. For proposals of space in existing buildings, a 20 foot standoff distance shall be provided from the curb line, or nearest point accessible by a vehicle, to the facade of the building to house the tenant. DELINEATED AREA: The space will be located within the following delineated area: North: Port Street East: Church Street South: Jones Street West: Lake Boulevard REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. On site reserved parking for four (4) official vehicles shall be provided with the capability to provide an additional two (2) parking spaces over the lease term. Public transportation and parking must be within three (3) blocks of the building. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. Facilities that provide open/general public parking below a facility proposed for the tenant will not be considered. All buildings shall be protected throughout by an automatic sprinkler system designed in accordance with the requirements of NFPA Standard 13, Installation of Sprinkler Systems. All buildings shall have a building-wide fire alarm system designed in accordance with the requirements of NFPA 72, National Fire Alarm Code. The fire alarm system shall also meet the installation and operational requirements of the applicable building code, fire code, and ordinances adopted by the jurisdiction in which the building is located. Manual fire alarm stations shall be installed on each floor of Government occupancy in accordance with the spacing requirements of NFPA Standard 72, National Fire Alarm Code. The fire alarm system shall be electrically supervised and shall be automatically monitored by a UL listed Central Station or by the local fire department. The system shall be designed to send information in one direction, there shall be no dial in capability from the monitoring station. Emergency power shall be provided for the fire alarm system. For buildings without a generator , a battery back-up shall be provided for the fire alarm system. Facilities shall provide or be able to provide established access control procedures. Methods such as electronic access control systems, guards, positive identification procedures and controlled elevator access will be used as selection criteria. This access control method should extend to all perimeter entry/exit points, loading docks, parking garage, and emergency exits. The Government reserves the right to require Security Guards (may be government-furnished), as may be deemed necessary, for full building occupancies. The Government reserves the right to require x-ray and metal detectors (may be government-furnished and operated) at public entrances, as may be deemed necessary for the screening of personnel, mail and packages, for full building occupancies only. Security guards manning the x-ray and metal detectors shall be armed. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
