UNITED STATES GOVERNMENT Seeks Leased Office Space Clarksville, Tennessee The United States Government seeks to lease office space of approximately 9,854 Rentable Square Feet (RSF) yielding 8,558 ANSI/BOMA Office Area Square Feet (OASF) in Clarksville, TN, within the following delineated area: - From Wilma Rudolph Drive proceed EAST/SOUTH on Warfield Boulevard/ Richview Road until Richview intersects with SR112 - Continue WEST on SR112 to Charles Sawyer Memorial Drive. - Continue SOUTH on Charles Sawyer to Crossland Avenue - Continue WEST on Crossland to SR12 / 41A Bypass - Continue NORTH on SR12 / 41A Bypass until it intersects with McClure Street. - Continue EAST on McClure until it intersects 2nd Street - Continue SOUTH on Second until it intersects with College Street - Continue EAST / NE on College until it intersects with US79 / SR13 / Wilma Rudolph Drive - Continue on Wilma Rudolph Drive to Center Point Drive - Include Center Point Drive and Centre Court - Continue NORTH on Wilma Rudolph Drive until US79 / SR 13 intersects with Warfield Boulevard The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build to suit site will be considered with the same requirements. A contiguous first floor occupancy is desired. A minimum of 50 surface parking spaces must be located within a 2 block radius. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. Space must be ready for occupancy no later than October 1, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
