- UNITED STATES GOVERNMENT Seeks Leased Office Space Franklin, North Carolina The United States Government seeks to lease office space of approximately 7,824 Rentable Square Feet (RSF) yielding 6,804 ANSI/BOMA Office Area Square Feet (OASF) in Franklin, NC, within the following delineated area: The city limits of Franklin, NC, and annexed areas of Brookwood Heights, Woodlawn Cemetery, Westgate Plaza, Franklin Plaza Drive and Holly Springs Plaza. The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build-to-suit site will be considered with the same requirements. A contiguous first floor is occupancy is desired. A minimum of 45 surface parking spaces must be located within a 2 block radius. Overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. Space must be ready for occupancy no later than November 11, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership. Sub-leases are not acceptable.
