- REQUIREMENT: The United States Government seeks to lease 14,504 rentable square feet yielding 12,612 ANSI BOMA Square Feet of office and related use space. Existing buildings as well as new construction will be considered for this requirement. 30 foot setback is required for both new and existing buildings. Second floor space or above is preferred , but 1st floor space will be considered. Space must be located in a prime commercial district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located within the area delineated by the following boundaries: North of Route 17 (J Clyde Morris Blvd) West of Route 17 (George Washington Memorial Hwy) South of Route 173 (Denbigh Blvd) East of Route 143 (Jefferson Ave) REQUIRED: Twenty-Four (24) parking spaces are required, with capability to provide an additional five (5) parking spaces over lease term . Public transportation is required within three blocks of the space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for ten (10) years, with five (5) years firm., with cancellation privileges after the 5th year on 60 days notice. A longer lease term, up to 15 years 10 years firm, may be solicited if new construction is considered. Proposed occupancy date is November 1, 2008.
