Description

The VA Eastern Colorado Healthcare System, Denver, Colorado has a requirement to lease approximately 1,780 square feet of useable approximately 1,780 contiguous, occupiable square feet, with a minimum of 7 (5 regular +1 van-accessible/handicapped +1 for Government Vehicle) on-site parking spaces, inclusive for daily trash pick-up, housekeeping, utilities, life safety, building maintenance and environment of care assurances. Space must be suitable for an efficient layout to meet the following: a)180 sq ft Waiting Area, b) 90 sq ft Machine/File/Storage c) 120 sq ft Medical Administration Service Clerk/Patient Interview Room/Patient Education d) 120 sq ft Staff Office (Qty 3 each) (total sq ft 360) e) 120 sq ft Exam Room (Qty 3 each) (total sq ft 360) f) 60 sq ft Utility Rooms (Hand-Washing capability) (Qty 2 each) (total sq ft 120) g) 130 sq ft Group Therapy/Conference Room h) 90 sq ft Employee Lounge i) 40 sq ft Janitor's Closet j) 80 sq ft Patient/Staff Restroom (Qty 3 each) (total sq ft 240) k) 50 sq ft Communication Closet/Demarcation Point SPECIAL REQUIREMENTS: 1) Handicapped accessible; IAW, ADA 2) Provide VA with ability to secure medical records, offices/clinic space, 3) Infrastructure to support T1/DSL/ATM data connectivity, VA may consider "build-out", 4) VA specified directional signage, internal and external Close proximity for routine/plain radiography with reports, 5) Immediate access to imaging, CT, ultra sound, fluoroscopy and laboratory services for STAT testing DELINEATED AREA: Area is within city limits of a city located in Eastern Colorado or Western Kansas LEASE TERM: Up to 3 years with 7 option years. The Contracting Officer contemplates award of one firm-fixed price lease pursuant to this solicitation. It is anticipated award will be made to one lessor. The lease period shall be for ten (10) years which include annual option years that may be exercised at the discretion of the Government. This procurement is a full and open competition. All interested persons may identify their interest and capability to respond to the requirements. Solicitation documents should be available on or about February 20, 2007. The offeror is responsible for downloading contractual documents without further notice from the VA, and for monitoring the website for up-to-date information. The Government will consider all requests received by 4:30 PM Mountain Standard Time March 2, 2007.
