- UNITED STATES GOVERNMENT Seeks to Lease Office Space Prince George's County, MD The United States Government seeks to lease office space for use by the Internal Revenue Service (IRS) consisting of approximately 13,026 rentable square feet. The space should yield approximately 11,627 ANSI BOMA usable square feet. The proposed lease is for five years firm with an option for an additional five years and should be fully serviced. The delineated area is as follows: Intersection of the Capital Beltway (I-495) and Pennsylvania Avenue West on Pennsylvania Avenue to Forestville Road North on Forestville Road to Richie Road North on Richie Road to Garrett A. Morgan Blvd. North on Garrett A. Morgan Blvd. onto Redskin Road Redskin Road to Landover Road (Route 202) West on Route 202 onto Martin Luther King Jr. Hwy (Route 704) North on Route 704 to John Hanson Hwy (Route 50) East on Route 50 to Enterprise Road (Route 193) South Route 193 to Route 202 West on Route 202 to White House Road Southwest on White House Road to I-495 South on I-495 to Pennsylvania Avenue (please see map attached) Space must be ready for occupancy no later than December 1, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): Site's legal description, a recent survey, and property identification numbers (PIN) Building name/address Location of space in the building and date of availability One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
