- The United States Government seeks to lease a minimum of 2,264 ANSI/BOMA office area square feet (ABOASF) to a maximum of 2,945 ABOASF of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located in the City of Knoxville, TN within the following boundaries: North: Intersection of Schaad Road and Oakridge Highway, go NE on Schaad Road to Pleasant Ridge Road; turn left on Pleasant Ridge Road to Callahan Drive; turn right on Callahan Drive to I-75; turn right on I-75 to Cedar Lane; turn left on Cedar Lane to N. Broadway Street; turn right on N. Broadway Street to Tazewell Pike; turn left on Tazewell Pike to Murphy Road. East: South on Murphy Road to Washington Pike; turn right on Washington Pike to Mill Road; south on Mill Road to Loves Creek Road; south on Loves Creek Road to Rutledge Pike; turn right on Rutledge Pike to I-40. South: I-40 to Weisgarber Road West: Weisgarber Road to Middlebrook Pike; turn left on Middlebrook Pike to Francis Road; turn right on Francis Road to McKarney Road; turn right on McKarney Road to Oak Ridge Highway; turn left on Oak Ridge Highway to Schaad Road. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Eleven (11) on-site, reserved and secure parking spaces are required or at the ratio required per local code, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after the fifth year on sixty days notice. Proposed occupancy date is May 1, 2008.
