Description
The United States Government seeks to lease office space consisting of approximately 2,657 rentable sq. ft in South Lake Tahoe, California within the following designated area of South Lake Tahoe, CA or Stateline, Nevada as identified below. The space should yield between 2,310 to 2,426 BOMA usable sq. ft. and 4 parking spaces for the Government's exclusive use. TENANT: Federal Bureau of Investigation (FBI). LOCATION: Offered properties must be located within the area comprised of : 1) The area in South Lake Tahoe, California bounded by Pioneer Trail, Al Tahoe Boulevard and Lake Tahoe Boulevard (Route 50), and 2) Extending along both sides of the following streets - Lake Tahoe Boulevard (Route 50) east across the California - Nevada State border to Kingsbury Grade (Route 207), then East on Kingsbury Grade as far as Tramway Drive. LEASE TERM: The lease will be for ten (10) years, five (5) years firm. REQUIRED: The space must be second floor or above in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's specifications, as well as current seismic handicapped accessibility standards. The location must not be near a school, child care center, any potential environmental threat, or in a flood plain. Specific Agency space being offered must be fully sprinklered. A 20 ft setback for existing buildings is preferred.
