Description
U.S. GOVERNMENT SEEKS APPROXIMATELY 14,588 RSF OF OFFICE SPACE FOR LEASE IN SIOUX FALLS, SOUTH DAKOTA (SFO#6SD0050) REQUIREMENT: General Services Administration (GSA) is interested in leasing Class A office space consisting of approximately 14,588 rentable square feet, which will yield approximately 12,685 ANSI BOMA usable square feet of office space for personnel, furnishings, and equipment. The space will be occupied by Indian Health Services. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: The Government requires that office space be contiguous without being split by a public corridor. Space located entirely on one floor is preferred. Space configuration shall be conducive to an efficient layout. Space shall be located in a professional office setting. Public transportation must be available within two (2) blocks. Interior column spacing must be no less than 20 feet on center. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government requires a fully serviced lease including sixty-nine (69) on-site surface parking spaces. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Normal hours of operation are Monday through Friday from 7:00 a.m. to 8:00 p.m. (excluding Saturdays, Sundays, and federal holidays). The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located within the city limits of Sioux Falls, South Dakota. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
