- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,000 ANSI/BOMA rentable square feet of Class A space yielding no less that 2,700 ANSI/BOMA office area square feet of contiguous office and related space in Grand Junction, Colorado. The space must be located in an accessible location with good proximity to major roads and highways and within a 5 mile radius of the Walker Field Grand Junction Airport. The facility must be near public transportation, moderately priced restaurants, and other amenities. Buildings offered must be of modern design in professional well-maintained surroundings, of sound and substantial construction and must be altered or constructed to meet the Government's specifications. PARKING: On-site parking for twelve (12) vehicles is required and preferred. Parking must be provided at no added cost to the Government. LEASE TERM: Five (5) years, two (2) years firm and the obligations of the Government under this lease shall be subject to the availability of funds appropriated by the Congress which the Government may legally spend for such purposes and nothing in this lease implies that Congress will appropriate funds to perform this lease beyond the first year. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Occupancy is desired by March 1, 2007. Sites within a 25 to 100-year base flood elevation will not be considered. Expressions of interest should include the following: 1. Building name and address 2. Method of measurement used to determine square feet (include common area factor) 3. Rental rate for a fully serviced lease 4. Propose an operation base to be included in the rental rate 5. Identify any Tenant Improvement allowances 6. Identify any additional incentives 7. Name, address, and phone number of contact person 8. Evidence of authority to represent the owner 9. Evidence that the property is not within a floodplain. This notice is intended to gauge interest and develop a short list of viable bidders and to identify potential leased space that meets Federal regulations for energy conservation, security, environmental protection, seismic safety, and ADA compliance. Those prospective bidders that meet the basic lease requirements, as outlined above, will receive an official solicitation for offers. No award of a contract will be made based solely upon proposals received in response to this notice. OWNERS/AGENTS: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
