Description
**THIS MODIFICATION ADDRESSESS AN INCREASE IN THE RENTABLE SQUARE FEET ** REQUIREMENT: The United States Government seeks to lease approximately 12,111 rentable square feet of office and related use space. Space must yield 10,531 ANSI/BOMA office area square feet (ABOASF) of space available for use by the tenant for personnel, furnishings, and equipment. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located within City of Pensacola and is bounded as follows: North: Interstate 10 East: Scenic Highway South: Bayou Boulevard West: US 291, North Davis Highway REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Ten (10) on-site, reserved parking spaces are required. An additional fifty-three (53) parking spaces must be commercially available on-site or within two (2) blocks for visitors and employees. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
