Description
Summary Requirement: The General Services Administration (GSA) is interested in leasing approximately 8,880 rentable square feet of space. The rentable area shall yield a minimum of 7,000 ANSI/BOMA Office Area square feet and a maximum of 7,350 ANSI/BOMA Office Area square feet. In addition the building must be able to provide the following items: This requirement is for a law enforcement agency that will require a building that has the ability to be accessed 24 hours a day 7 days a week and there will be certain specialized rooms attributable to their function; 50% of the space must have a minimum of 12? ceilings which will be used for automotive repair; Building must be able to accommodate the ability to install a gym, showers, and private bathrooms. Location/Delineated Area: There will be two distinct delineated areas. The first area is in Islip, NY: North: Smithtown Blvd turns into Lakeshore Road which turns into Portion Road; East: Nicolls Road; South: Sunrise Highway/POW/MIA Memorial Highway; West: Lakeland Avenue turns into Ocean Avenue which turns into Rosevale Avenue. The second delineated area is in Farmingdale, NY North: Spagnoli Road turns into Broadhollow Road which turns into Ruland Road which turns into Colonial Springs Road; East: Little East Neck Road North; South: POW/MIA Memorial Highway; West: Great Neck Road turns into Main Street which turns into Bethpage Road which turns into Round Swamp Road. Lease Term: The term is for ten (10) years, five (5) years firm. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Must provide as-built and shell AutoCAD drawings in .dwg format via e-mail or on CD of the offered floors. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
