- DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR A HOMELESS DOMICILIARY VA seeks to lease approximately 17,568 Net Usable Square Feet (NUSF) of dormitory style space for use as a Homeless Domiciliary Residential Rehabilitation and Treatment Program in the Washington, DC area. This space should be able to accommodate 40 to 100 beds. VA will consider both existing dormitory style facilities as well as those that can be modified to meet the standards of the Solicitation for Offers (SFO) in both self contained and shared facilities. Offered space must be contiguous, in the same building, however, VA may consider non-contiguous ancillary areas in a shared facility. Two (2) floors may be considered if it is deemed advantageous to the Government. On-site parking for 60 vehicles is required. A lease for up to 15 years will be considered. The space must be ready for occupancy no later than September 1, 2007. To be considered the space must be within the following delineated area: Beginning at the intersection of MD-124 and I-270 North, proceed North on MD-124, follow MD-124 East as it becomes Mid-county Highway continue to follow MD-124 North as it becomes Woodfield Road, proceed North on Woodfield Road/MD-124 to Fieldcrest Road, proceed East on Fieldcrest Road to MD-108, proceed Southeast on MD-108 to MD-650, proceed South on MD-650 to MD-198, proceed East on MD-198 (Sandy Spring Road) to I-95, proceed South on I-95 to I-495, proceed East on I-495 towards Alexandria, proceed East on MD-50 to MD-2, proceed South on MD-2, which becomes MD-4, proceed South/Southwest on MD-4 to MD-5, proceed North on MD-5 to MD-234, proceed North/Northwest on MD-234 to MD-301, proceed North on MD-301 to MD-5, proceed North on MD-5 to I-495, proceed West on the Inner Loop of I-495 to I-270 North, follow I-270 North to the intersection with MD-124. Offeror?s must provide evidence that the properties submitted are outside of the 100-year flood plain. Expressions of interest should include the building name, address and age; total square footage available in office rentable and usable method of measurement; type of building/space; date space is available to commence tenant improvements; rental rate per office rentable square foot (indicate core factor); as-built floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; site plan including parking; and other information on property and ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
