Description
U.S. Government Notice of Intent to Lease Space Requirement: The United States Government presently occupies office space under a lease that expires on March 26, 2007 in Alexandria, VA. The Government has a need to extend this requirement for up to five years, with a five year option. The requirement is for office and related space consisting of approximately six thousand, two hundred and ten (6,210) contiguous rentable square feet of space. The rentable space must yield at least five thousand four hundred (5,400) contiguous usable square feet of space, available for use by the tenant. The requirement also includes one parking space to be provided by the offeror. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government?s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, rent payments on vacant space under the existing lease or cost of buyout, etc. Delineated Area: The site must be located within the delineated area bounded by Princess Street to the north, Franklin Street to the south, Alfred Street to the west and the Potomac River to the east. Lease Term: The Lease term is up to 5 years with one 5 year option Occupancy: Space must be ready for total occupancy by March 27, 2007. Expressions of Interest Must Include: 1. Building name and address. 2. Rentable square feet and rentable rate per square foot. 3. Availability schedule for all space offered. 4. Method of measurement used to determine the rentable square feet. 5. Common Area Factor(s) for available space. 6. Rental rate information quotation per BOMA/ANSI office rentable square feet. 7. Scaled floor plans (as-built) identifying the space to be offered on CAD disc. 8. Information on the building ownership. 9. Amount of parking available on-site. 10. Site plans, including available setbacks. 11. List of building-provided services. Owners and Authorized Agents: This advertisement is not a basis for negotiation, and notice is hereby given that based on the evaluation of the response(s) to this advertisement, the Government may or may not solicit for offers to satisfy this requirement.
