Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 34,776 rentable square feet yielding a minimum of 30,240 ANSI/BOMA office area square feet of office and related space in Dallas, Texas. Space is preferred to be contiguous on one floor. The space must be located within the following delineated area: Starting in NW corner at the intersection of Elm Fork Trinity River and Storey Lane (Spur 482); Storey Lane to its intersection with Northwest Hwy (Loop 12) East on Northwest Hwy to its intersection with the Dallas North Tollway; South on the Dallas North Tollway until it crosses Oak Lawn Ave; Southwest on Oak Lawn Ave until it intersects with Irving Blvd; West on Irving Blvd to Sylvan Ave; South on Sylvan Ave until intersection with Trinity River; West on Trinity River until split at Elm Fork Trinity River; North on Elm Fork Trinity River to start. Lease term is 56 months, 37-38 months firm. Lease commencement is scheduled for November 1, 2007. After the third year (firm term), the lease useable square footage will be reduced by approximately 18,162 useable square feet. Eight reserved parking spaces are required on site (or within three blocks of the property) as part of the lease. Public transportation must be located within three blocks (or 10 to 15 minute walk) to cover commuting needs of employees. An additional five (5) reserved parking spaces are required during peak operations (peak operation runs from February 2010 thru July 2010) and may be located on site or within 3 blocks of the property as part of the lease. A loading dock or an acceptable alternative such as a portable or stationary hydraulic scissor lift for the loading and unloading of large delivery trucks, i.e., 30 to 40 foot or larger. Dock heights should be between 42-52 inches high. Adequate maneuvering room for the tractor-trailer trucks must be available adjacent to the dock and the area must be free of hazards. If the offered space is above ground level, it must have an elevator designated for periodic freight use with a minimum door opening of 42 inches and the elevator interior large enough to accommodate a hand operated pallet mover and a standard pallet weighing 1,500 pounds. Space must meet the Federal Government's standards for fire safety and must be ADA compliant. The requested space must be provided in a building capable of being constructed or altered to meet the Government's needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required. Census offices should not be located in the same building or complex nor be within the proximate area of the following: Local or State police Probation or parole offices FBI IRS Local or state tax authorities Local or Federal courts US Dept. of Homeland Security Bureau of Immigration and Customs Enforcement Bureau of Customs and Border Protection Bureau of Alcohol, Tobacco and Firearms Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property. This is neither a solicitation for offers nor a request for proposals. The Government will not pay for any costs incurred as a result of this ad.
