- The United States Government seeks to lease approximately 28,175 Rentable Square Feet yielding 24,500 ANSI/BOMA Office Area Square Feet of office and related space in the Miami, Florida area within the following delineated area: Within 5 miles of current downtown Miami location (51 SW First Avenue, Miami, Florida 33130) to include areas such as downtown Miami, Biscayne Boulevard Corridor, Brickell, South Miami, Coral Gables, and Coconut Grove. The proposed lease term is for ten (10) years firm, and must be fully serviced. Space must be ready for occupancy no later than August 1, 2007 or sooner, if possible. The Government requires a fully-serviced lease and sixty (60) commercially available parking spaces within a 3-block radius plus two (2) on-site, reserved, covered, parking spaces. Unique Requirements: The offered space is preferred on the first floor and contiguous; however, second floor or higher may be considered provided all criteria can be met. The space must accommodate visitor traffic of approximately 500 people on a daily basis and must be within close proximity to public transportation. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. All expressions of interest submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. Office, retail, and flex space will be considered.
