- REQUIREMENT: The United States Government seeks to lease approximately 6,638 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If new construction, the building must have a 50 foot setback. If an existing office building, the facility must have 20 foot setback from the facade to the property line. Space must be located on the third (3rd) floor or above. Subleases are not acceptable. DELINEATED AREA: The space will be located within the City of Fort Smith, Arkansas and is bounded as follows: North: Grand Avenue, and an imaginary extension thereof straight east and west to the Arkansas River South: Zero Street East: Massard Road, and an imaginary extension thereof straight north of Rogers Avenue to the Arkansas River West: Arkansas / Oklahoma State Line In keeping with Executive Order 12072 first consideration will be given to properties within the Central Business Area (CBA) as defined by the City of Fort Smith, Arkansas. In accordance with the Competition in Contracting Act, General Services Administration (GSA) will consider whether the CBA provides adequate competition for the subject-leased space acquisition. GSA will consider other offered properties within the delineated area, if space is not identified within the CBA, which can satisfy the requirements of the agency, or adequate competition is not available within the CBA. The intent of this advertisement is to initiate a market survey, and to discover appropriate available properties within the delineated area both inside and outside the CBA. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Eight (8) on-site, reserved, covered parking spaces are required or at the ratio required per local code, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Any building offered must have a central sprinkler system. Column spacing must be no less than 24 feet on center each way. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
