- GSA requests 121,500 USF of warehouse and associated office space in Northern Virginia. The specific delinated area is south of the Occoquan River and north of the Rappahannock River, within a 4-mile wide corridor (2 miles east or west) along I-95. Space shall be contiguous in a building constructed of masonry, brick or concrete block. Total space shall be broken into separate blocks with approximately 65% of open warehouse space and 35% in enclosed areas. Minimum clear ceiling heights of 25 feet are required in the open areas, with 16 clear feet in the majority of the remaining areas. A minimum of 75 outside, reserved parking spaces are required. Site must be able to accommodate the turning radius of large vans, tractor trailer, etc. For proposals of existing facilities a 20-foot stand-off from the property line to the building facade is required; for new construction a 50-foot stand-off from the property line to the building facade is required. GSA will consider two separate buildings of approximately 60,000 usf each in adjacent properties to fulfill this requirement.
