Description

REQUIREMENT: The United States Government seeks to lease approximately 19,204 Rentable Square Feet (RSF) of space to yield 16,669 ANSI/BOMA Office Usable Square Feet (USF). The space is required to be in the same building, but in two separate blocks consisting of one block of 7,662 RSF of space to yield 6,663 USF of contiguous office space on the ground level; and one block of 11,542 RSF of space to yield 10,036 USF of contiguous office space on the second floor or higher of the same building. Each block must be distinctly separate from the other. A fully-serviced lease is to be provided as part of the rental consideration. On-site parking is required per local code or at a ratio of one (1) space per every 200 RSF, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. DELINEATED AREA: The space will be located within the following delineated area and these boundaries: North: Circenster Avenue to 441 (Hollywood Drive) West: 30th Street (Petersborough Avenue) South: Cumberland Avenue East: 25E (12th Street) LEASE TERM: Term is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after five (5) years. OWNERS/AGENTS: If a party other than the owner is representing a property, a copy of the exclusive listing agreement with sufficient documentation that it is still in effect, or a letter from the owner acknowledging current representation, MUST be submitted to the address below.
