Description
CLARIFICATION OF DELINEATED AREA: The U.S. General Services Administration (GSA) is interested in leasing approximately 14,306 Rentable Square Feet of space to yield 12,440 ANSI/BOMA Office Area Square Feet of space. Occupancy date October 1, 2007, or sooner, if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North Boundary: Begin at the intersection of US HWY 27 and Veterans Memorial Hwy (Georgia 1 Loop). Proceed east on Veterans Memorial Hwy to the intersection of Veterans Memorial Hwy and Georgia Hwy 53. East Boundary: Begin at the intersection of Veterans Memorial Hwy (Georgia 1 Loop) and Georgia Hwy 53. Proceed east and then south on Georgia 1 Loop to the intersection of Georgia 1 Loop and US Hwy 411/Georgia Hwy 20. South Boundary: Begin at the intersection of Georgia 1 Loop and US Hwy 411/Georgia Hwy 20 and proceed west on US Hwy 411/Georgia 20. At the interchange when US Hwy 411 and Georgia 20 split, stay to the right and remain on Georgia Hwy 20. Proceed to the intersection of Georgia Hwy 20 and Georgia Hwy 101. Turn left onto Georgia Hwy 101. West Boundary: Go north on Georgia Hwy 101. This becomes East Second Avenue. Remain on East Second Avenue until it merges with US Hwy 27 (Martha Berry Blvd.). Follow US Hwy 27 to the intersection of US Hwy 27 and Veterans Memorial Hwy. Unique Requirements: Space offered must be in the same building and contiguous. The Government requires a fully serviced lease with adequate employee and visitor parking consisting of a minimum of 82 surface parking spaces on site. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. We plan to schedule your appointment in June, 2006. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership.
