- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Aurora, Colorado The Federal Government has a requirement to lease office space consisting of approximately 3,000 BOMA usable square feet. The space must be contiguous on one floor, preferably ground floor space. Additionally, it will be required that a loading dock be available for frequent use. Rentable space must yield 3,000 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Additionally, nine employee parking spaces are required on-site, if unavailable then parking is required to be located within 2 blocks of the submitted space. New construction, as well as existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Defense Logistics Agency, which their Document Automation and Production Service division will occupy this space. Such space shall be ready for occupancy approximately July, 2006. The government is seeking a lease term of 8 years with 4 years firm. Space offered must be located within the following delineated area in Aurora, CO: North boundary: Smith Road to I-70; South boundary: E. Mississippi Ave.; West boundary: I-225; East boundary: Picadilly Road to E. 6th Ave. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
