Description
State: OK City: Oklahoma City Total Square Feet (approx.): 2,760 RSF Type of Space: Office and Parking Summary Requirements: 2,760 RSF OF SPACE and 7 PARKING SPACES Requirement: The United States Government seeks to lease approximately 2,760 Rentable Square Feet (RSF) of space to yield 2,400 Usable Square Feet (USF) of contiguous ?Class A or B? office and related space, along with 7 parking spaces. The building exterior must be complimentary to the surroundings, both the immediate environment as well as any regional architectural vernacular. The exterior materials shall be attractive, durable and sustainable. The building must be located on a site that will allow for all building requirements and parking. Site must be located outside the 100-year flood plain. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Unique Requirement: Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: 1) Historic properties within historic districts 2) Sites within historic districts (whether developed or undeveloped) 3)Historic properties outside of historic districts Location/Delineated Area: Offered properties/site must be located within or address on the following boundaries: North and South: NW 10th Street and SW 44th Street East and West: May Avenue and Rockwell Avenue Lease Term: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. Desired Occupancy Date: Occupancy is required no later than June 1, 2006. Expressions of Interest should include the following: 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot 3. Common Area Factor for available space by floor on a single and multiple tenancy basis 4. Offeror?s name, address, phone number 5. Responses by other than the property owner must include written permission of the owner to offer the space.
