- Description
- The United States Government seeks to lease approximately 15,709 Rentable Square Feet (RSF) of space to yield 13,660 Usable Square Feet (USF) of contiguous space. The space will consist of office and related space within the following delineated area: North: State Rt 82; South: Royalton Road; East: SR 21; West: Engle Road. The proposed building cannot have metered or public parking directly in front, behind or next to the building. The proposed building cannot house public defenders, immigration offices, social services, probation offices, daycare facilities, abortion clinics, mental health clinics, drug rehabilitation clinics, or other businesses or facilities deemed unacceptable by the Government for security purposes. Furthermore, the proposed building cannot be within approximately 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, and/or daycare facilities. In addition, the proposed office cannot be located in a flood plain area, near power plants, electrical transformers, night clubs, bars, or in close proximity to airports, radar dishes and aircraft flight paths. Space will not be leased on the first floor, below the first floor, or the top floor of the building. The occupancy of entire floors is preferable to partial floor occupancy. Thirty-five (35) parking spaces shall be provided. Preference will be given to covered and on-site parking. In addition, it is preferred that only government personnel have access to the parking area. The proposed lease term is for 10 years, 5 years firm, and should be fully serviced. Space must be ready for occupancy not later than June 1, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility and security.
