Description
DESCRIPTION: Summary Requirement: The General Services Administration desires to lease approximately 16, 438 rentable square feet of office space. The space should be on the first floor or, if on an upper floor, contiguous space (all on one floor) with a minimum of two (2) accessible elevators. One (1) accessible elevator may serve as a freight elevator. The rentable square foot number must yield a minimum of 13,613 to a maximum of 14,294 ANSI/BOMA office area (previously usable) for the Social Security Administration to house personnel, furnishings, and equipment, together with seven (7) designated on-site parking spaces, one (1) of which must be a handicap space, for the Social Security Administration. Building Requirement: The General Services Administration will issue a Solicitation for Offers to satisfy this requirement. The office building must be in a section of the city that is a professional office area. The building must be prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The space must be fully serviced, in a building capable of being altered to meet the Government?s needs and security requirements; including, but not limited to, requirements under the Americans with Disabilities Act (ADA); current seismic requirements; and the building must be free from asbestos. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Location/Delineated Area: The building offered must be located within the City of Chula Vista, California, within the following boundaries: North: E Street to Interstate 805 to East H Street East: Otay Lakes Road South: Telegraph Canyon Road to Interstate 805 to Main Street East: Interstate 5 Lease term: The term is for twelve (12) years, ten (10) years firm. Occupancy Date: Occupancy must be within 120 days after receipt of the GSA approved layout. Expressions of interest should include the following: 1. Building name and address 2. Rentable square feet, and rate per rentable square feet. 3. Confirm ANIS/BOMA method of measurement, ANSI/BOMA office area offered and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the owner of the building.
