Description

The U.S. GOVERNMENT, GENERAL SERVICES ADMINISTRATION, is seeking to lease Class A office and related space in CHARLOTTE, NC consisting of approximately 13,644 square feet of rentable space and five (5) secured inside or outside parking spaces. Rentable space must yield a total of 11,864 contiguous BOMA usable square feet. Office and related space must be located above ground level and available for use by the tenant for personnel, furnishings and equipment. LOCATION: Space must be located on or inside the delineated area bounded North by East 11th to Church to West 7th Streets, and West by the Southern Railway to West Palmer to East Morehead Streets, and South by South Blvd to Davidson Street and East by Caldwell Street. Space must be located outside of the flood plain area. Residential and Industrial areas are unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Building Owners must be able to certify that locations are without the presence of asbestos containing materials. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. TERM: Space must be available for occupancy by July 1, 2005. Lease term will be for ten (10) years; five (5) years firm with the Government having cancellation privileges on or after the firm term.
