- REQUIREMENT: The U.S. Government is seeking to lease approximately 11,335 rentable square feet yielding at least 9,857 ANSI/BOMA area square feet of contiguous office and related space in Malden, Massachusetts. Space must be situated within Malden's Central Business District, specifically within an area delineated by the following boundaries. North: Florence Street East: Main Street South: Route 60 West: Commercial Street One (1) reserved surface parking space is required immediately adjacent to the office. Regularly scheduled public transportation and additional public parking must be accessible within a one-block area to satisfy employee and visitor commuting requirements. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday). In addition, the site should be within a safe and convenient walk to coffee shops, moderately priced restaurants, banks, and other retail establishments. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications, are required to include ample windows to provide natural lighting and both public and separate employee restrooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Assuming a relocation scenario, space should be ready for occupancy on or before March 1, 2007. Lease term is ten (10) years, with a firm term of seven (7) years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, February 2, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. An efficient floor plate is essential. If available, please include a 1/8" scale drawing of space offered or floor plans and elevations with your response.
