Description
THE U.S. GOVERNMENT, GENERAL SERVICES ADMINISTRATION (GSA), is seeking to lease office and related space consisting of approximately 51,540 square feet of rentable space and twenty (21) outside reserved parking spaces. Rentable space must be contiguous and yield a square footage amount within the range of 44,800 to 45,000 contiguous BOMA usable square feet. Office and related space must be located above ground level and available for use by tenant for personnel, furnishings and equipment. Mutiple contiguous floors (not to exceed three (3) are acceptable. LOCATION: Space must be located on or inside of the following designated boundaries: North bounded by the intersection of I-485 Beltway and Mallard Creek Road; East bounded by I-485 Beltway to the intersection of Albemarle Road; South bounded by Albemarle Road to East W.T. Harris Boulevard; and West bounded by East W.T. Harris to Mallard Creek Road. The location must be outside of the flood plain area; flood plain certification is required. Residential and Industrial areas are unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. REQUIRED: All services, supplies, utilities, demised partitioning of tenant space and tenant alterations are to be provided as part of the rental consideration. All properties must be located within the delineated area referenced above. Additional requirements: The tenant agency will require a minimum of approximately 10,346 usable square feet of contiguous space located on the street level. TERM: Space must be available for occupancy by November 1, 2006. Lease term will be for ten (10) years, five (5) years firm.
