Description
The Bureau of Land Management (BLM) has a requirement to lease approximately 32,000 (+/-) BOMA rentable square feet of office space, plus approximately 12,500 (+/-) square feet of contiguous warehouse space, together with approximately 120,000 (+/-) square feet of secured, fenced wareyard space within Burns, Oregon. Wareyard area, including the driveway and entrances, must be paved. Designated, striped parking spaces will be provided within the wareyard area for 100 Government owned vehicles. Wareyard area must have two separate means of access and provide ample space for maneuvering vehicles and equipment. On-site employee/visitor parking will include 317 standard paved and striped parking spaces, five oversized, pull through parking spaces and ten handicapped, van accessible parking spaces or as required by local code, whichever is greater. Building will require a 20 foot security setback in addition to that required by local code. Building and Site size may be adjusted prior to issuing solicitation or during final approval of layout drawing to ensure best utilization and efficiency of space. The acceptable delineated area begins at the intersection of Highway 20/395 and Wrecking Yard Lane, proceeding North and extending on-half mile on either side of Highway 20/395 to the intersection of Eben Ray Lane and Highway 20/395. The lease term will be for twenty years, with ten years firm. Occupancy is required on or before March 6, 2007. The proposed sites or buildings must have immediate and easy access to and visibility from principal arterial roads and be serviced by all city services and utilities. They must be zoned for the intended use and can not be located within the 100-year flood zone. Acceptable site must have direct line-of-site with Wrights Point. The space offered must meet the Uniform Federal Accessibility Standards (UFAS) and American with Disabilities Act (ADA) Standards. Letters of Interest identifying the building or proposed site by street, legal description, parcel number, map, or other method, which will provide an obvious means of locating the property, must be submitted by January 6, 2006 to: Bureau of Land Management (BLM) Denver Federal Center, Building 50, P.O.
