- THIS MODIFICATION ADDRESSES THE DELINEATED AREA - SEE THE REVISED BOUNDARIES BELOW REQUIREMENT: The U.S. Government is seeking to lease approximately 15,103 rentable square feet yielding 13,133 ANSI/BOMA office area square feet of contiguous office and related space in Lakeland, Florida. Build to suits will be considered. The delineated area is classified by two (2) separate quadrants and is bounded as follows: The first quadrant boundaries are: North: Magnolia Street East: Bartow Road Downtown Bypass South: Lake Morton Drive West: North Florida Avenue The second quadrant boundaries are: North: Lime Street East: South Florida Avenue South: Pipkin Road West: Harden Boulevard Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must meet the Federal Government's standards for fire safety and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before December 15, 2006. Lease term is ten (10) years, five (5) years firm. If new construction is offered, a 50' set-back is required from all roads and streets. This requirement applies to "all sides" of the building. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, December 23, 2005.
