Description
U.S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE IN WATERLOO, IOWA Requirement: The General Services Administration is seeking to lease approximately 10,933 rentable square feet of office space, which must yield 9,507 to 9,982 ANSI/BOMA office area square feet. Structural support columns shall be no closer than 20 feet, center to center or center to wall. Public transportation must be available within 2 blocks from offered space. Parking shall meet local code requirements; on-site parking shall be available at a ratio of 1 space for every 220 rentable square feet of Government demised area. The requirement yielding the most parking spaces shall be utilized. Location: The northern boundary is established as being south of University Avenue between Ansborough Avenue on the east and Highway 58 on the west. The eastern boundary is established as west of Ansborough Avenue between University Avenue on the north and Ridgeway Avenue on the south. South of Ridgeway Avenue between Ansborough Avenue on the west and Kimball Avenue on the east. West of Kimball Avenue between Ridgeway Avenue on the north and Highway 20 on the south. The southern boundary is established as north of Highway 20 between Ansborough Avenue on the east and Highway 58 on the west. The western boundary is established as east of Highway 58 between University Avenue on the north and Highway 20 on the south. The delineated area will also include the downtown area. The northwest boundary is established as being southeast of Mullan Avenue between 218 highway and Franklin St. The northeast boundary is established as being southwest of Franklin Street between Mullan Avenue and 11th Street. The southeast boundary is established as northwest of 11th Street between Franklin Avenue and 218 Highway. The southwest boundary is northeast of 218 Highway between 11th Street and Mullan Avenue. Occupancy: Space must be ready for occupancy 240 days from agency approval of Design Intent Drawings. Lease Terms: The proposed rental term shall be 10 years, 7 years firm. Both existing space and new construction will be considered. The space must be fully serviced and altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. The space must be located on the ground floor to provide access for mobility or sensory impaired beneficiaries. Owners, brokers of agents may offer space or sites for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building or property offered.
