- REQUIREMENT: The United States Government seeks to lease approximately 30,613 Rentable Square Feet (RSF) of space to yield 26,620 Usable Square Feet (USF) of contiguous ?Class A? office and related space, along with 51 secured parking spaces. In addition, the Government requires one parking space capable of accommodating an extra large motor vehicle. Such extra large motor vehicle parking space must be inside, ventilated and at least 20 feet by 50 feet. A minimum 9 foot by 14 foot overhead door clearance and a 50 foot turning radius in the approach is required for parking space. The building exterior must be complimentary to the surroundings, both the immediate environment as well as any regional architectural vernacular. The exterior materials shall be attractive, durable and sustainable. The building must be located on a site that will allow for all building requirements, parking, security setbacks (see below). Site must be located outside the 100-year flood plain. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LOCATION/DELINEATED AREA: Offered properties/site must be located within the following boundaries: North and South: within 2 miles north or south of Interstate 30; East: 19th Street; West: Fielder Road. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. DESIRED OCCUPANCY DATE: Occupancy is required no later than June 1, 2006. UNIQUE REQUIREMENT: Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: 1)Historic properties within historic districts; 2)Sites within historic districts (whether developed or undeveloped); and 3)Historic properties outside of historic districts. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name/site and address; 2)Rentable square feet and rentable rate per square foot; 3)Common Area Factor for available space by floor on a single and multiple tenancy basis; 4)Offeror?s name, address, phone number; and 5)Responses by other than the property owner must include written permission of the owner to offer the space.
