Description
REQUIREMENT: The U.S. Government is seeking to lease 16,100 rentable square feet yielding 14,000 usable square feet of contiguous office and related space for the Federal Bureau of Investigations in Tucson, Arizona. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: The U.S. government will be evaluating offers within the delineated area within Tucson, Arizona as follows: AREA OF CONSIDERATION: NORTH: Grant Road; EAST: Campbell Avenue/South Kino Parkway; SOUTH: 36th Street; WEST: South Mission Road /North Silverbell Road. All prospective buildings/properties must be physically located within (not front or border) the delineated boundary. Regularly scheduled public transportation and/or employee parking within one (1) block sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before June 1, 2006. On-site, covered, reserved parking is required for forty-one (41) official vehicles. Additionally, the Government requires the ability to add ten (10) additional parking spaces over the term of the lease. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 4 years, 3 years firm, with the government having cancellation privileges after 3 years.
