Description
REQUIREMENT: The United States Government seeks to lease approximately 13,753 Rentable Square Feet (RSF) of space to yield 11,959 Usable Square Feet (USF) of contiguous office space on the ground level. The building exterior must be complimentary to the surroundings, both the immediate environment as well as any regional architectural vernacular. The exterior materials shall be attractive, durable and sustainable. The building must be located on an appropriately sized site that will allow for all building requirements, parking, security setbacks (see below), and potential future expansion. Said site shall be in an appropriate location such as a ?Class A? professional office park that has similar and complimentary usage. Acceptable adjacent uses include professional office space, other non law enforcement agencies, medical facilities, and similar uses. Non-acceptable adjacent uses include residential, industrial, educational facilities, childcare, churches, and similar uses. The building itself will require a 50 foot setback from public roads, access ways, and parking. Build to suits will be considered. Site must be located outside the 100-year flood plain. Space must be available for lease no later than June 1, 2007. DELINEATED AREA: The space will be located within the following delineated area and must be located within four (4) blocks of public transportation: Boundaries: North ? Snowhill Road; West ? Garrett Road; South ? Interstate 40; East ? Mineral Springs Road. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Public entrances to the building shall be prominent and easily identified without the use of signage. On-site parking is required per local code or at a ratio of 1 space per every 75 useable square feet, whichever is greater. In addition, one hundred fifty (150) parking spaces must be located within 1/8 mile of the building and accessible to the public. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
